About the land - well 35 years ago when I got to Nevada being a California transplant I had a feeling what was going to happen to Las Vegas. So I pushed a little further north/east and bought this land for future development in my "golden" years. So those golden years are upon me now.
I have NEVER stood on this actual property and do not know which specific lots are mine - I just know where the sub-division is located - if I stake the lots out with a surveyor the price will be $5,000. You would need to check with the county.
Enterprise Dam is very close - so go fishing everyday. It land is in a quiet and peaceful location. I don't go up much but have seen all sorts of wildlife there. On the eagle and bird migration path. High desert - hardly any snow - just a dusting although a few years back in Cedar City - 1 hour east - they got quite a bit. It's very close to Modena which is on the ghost trail maps. Mostly farms and cattle ranches out there. Beryl Junction is close. Never met anyone out there that's just not the friendliest folks. There's a school and a dairy farm.
If you head west on 56 your close to the national forest and if you stay on that road you end up in Panaca NV another delightful farming community.
South on 18 about an hour is St George where there's just about anything you need - Walmart - Home Depot - antiquing - restaurants shopping but beware everything closes up early. The drive on 18 down is the most breathtaking scenery - gorgeous red high cliffs. Lots of development on that road these days. And they have expanded the road.
The taxes are all paid thru the end 2023. I have the tax records to each lot in hand (somewhere in this house - lol) I believe the transfer fees are very minimal - $15 last time I checked. Upon payment I will send you a Quit Claim Deed and I will also give you a Bill of Sale. I will pay the notary fee. Parawon, UT is the county seat - recorders office.
This is an all cash deal - $2,995 which is a pretty fair deal. Coldwell Banker is listing single lots up there for $4,500 each. I've owned this land for over 30 years now free and clear. The name of the sub-division is Garden Valley Ranchos - if you need the specific parcel numbers don't hesitate to ask - I have only 2 lots left - I sold the rest so I'm hoping we all have neighbors to play cards with when we get there.
It's a 3 hour drive from Vegas - great weekend escape - dirt biking - fishing - bring your flying camera thingy - what's it called? Drone! scope out the whole danged place - you won't be disturbed.
As with anything you do on the internet - do your due diligence. If you live in Vegas take the time to drive up and view the area - it could be your perfect spot or you could hate it - at lease you'd know. There are so many scams on the net. This transaction will happen thru the mail as I now live in Oregon. If paying by check you will need it to be cashiers checks or postal money orders. There will be no send me extra money scams down the road. I've lived in Las Vegas for 37 years. You can also call Parawon Tax Recorder to validate that I own the land free and clear.
The old hotel is not mine - neither is the little red A Frame - I tried to shoot some pictures of the surrounding area so you'd know where you are at. If you see the old A frame keep going down the pictures to see what it looks like now. Those people have been working very hard on their property. It looks great right?
And no the lake isn't on the property either but the Enterprise Dam is reasonably close where you could go fishing. If you head west on 56 you will come to the Nevada state line which will take you to Hwy 93 north at Panacca - left takes you to Ely right takes you back to Las Vegas via Caliente. I don't like this route myself - it takes too long to get home.
This is not land like buying in Northern Nevada - this is land 1 hour from Cedar City or 1 hour from St George - there are people there.
